Once we have identified an opportunity, our team will
look at market conditions and compare the purchase price with
projected cost estimates that will be required to
enhance the investment. We analyze the holding period versus
projected profits. If the project will provide
significant returns to our investors with a reasonable
level of risk, we proceed with the acquisition.
If interest rates continue to climb, we expect
prices of commercial property will continue to drop for the remainder
of this year and next, because higher interest rates
will force cap rates to rise. Therefore
our strategy for investing has shifted
from commercial acquisition to purchasing in-fill land
for mixed use development. We believe that land entitlement
offers greater investment potential for short-term investments
of 15-24 months. Our efforts are focused
on in-fill properties that offer higher density in more established
San Diego communities. Recent changes in density and mixed-use
development have created new investment opportunities. Our goal
is to develop a portfolio of highly appreciated real estate that
delivers above average returns for our investors. |
